Today I will be sharing some simple ways to shorten vacancy.

A stylist room is definitely more attractive to tenants. Upgrading your apartment can shorten vacancy rate. However, the cost to upgrade or renovate could be expensive.

Below are some ideas on how to easily and economically add value to your apartment.

Wall stickers to decorate your room

Instead of changing the wallpaper, consider decorating your room with stickers! This can give the room a new look and is cheap in cost. For example, allow tenants to decorate a certain side of the walls freely.

(In Japan, tenants are usually not allowed to stick or punch anything on the wall)

Landlords can also consider providing tenants with stickers and some decoration ideas!

Flowers and paintings subscriptions

Flowers and paintings are some standard items to decorate a room. Recently, there are services that regularly deliver flowers and paintings for a fixed price. This is usually cheaper than buying them in store. Landlord can consider including such service in the rent.

 

The above ideas attract customers and hopefully lead to lower vacancy rate. Moreover, with these extra services, tenant may way to live for a longer period of time thus lead to better tenant retention rate.
